2020 Pool Opening FAQs

When will the pool be opening?

We’re working hard to open the pool as soon as possible, likely by mid-July. Please see our recent letter to the community for more information.

Why isn’t the pool open already?

Per our previous letter, the COVID-19 pandemic has significantly impacted things like the timeline for the completion of the pool renovation project. Additionally, the Maryland Secretary of Health did not provide the new COVID-19 guidelines we must follow until May 27th (two weeks ago). These new guidelines require additional equipment, planning, training, and other resources. We are working closely with the pool management company to ensure these requirements are properly implemented so that we can proceed with opening the pool.

Please see the following documents for more information about these new guidelines:

Should I request my pool passes now?

Yes! You can submit those requests via our website as usual.

Will the community get refunded because we can’t use the pool in June?

Yes! Our contract with the pool management company entitles us to a partial refund if the pool is closed for more than 10 days. Our HOA board will be pursuing that refund accordingly on behalf of our community.

Will I be receiving a personal refund?

No. This refund to the community will be treated like any other refund or line item in our budget where we’ve spent fewer funds than we originally expected - it will either be applied to any overages in the current fiscal year’s budget or applied against next year’s budget. This is the same way we handle other items like having excess funds in the snow removal budget due to mild winters. This approach allows us to apply those funds elsewhere in the budget so that we don’t have to raise those funds via assessment increases the following year.

Why hasn’t Clagett returned my emails about the pool?

We have hundreds of homes in our community, many of whom have recently reached out to Clagett with questions about the pool opening. As you can imagine, this large influx of inquiries, combined with the extra effort needed to coordinate the COVID-19 planning, is putting an increased burden on our community management company. It therefore may take longer than usual to get a response. We hope that these recent communications about the pool will answer your questions and alleviate some of that strain on Clagett.

Please know that you can also contact the Board directly at northcrossinghoa@gmail.com. Because the board is composed entirely of volunteers from the community, it may also take us a while to respond, but we do welcome any questions or feedback you might have.

We greatly appreciate your patience and understanding during these trying times.
